A Grey Lynn Home Renovation Builder Can Save You Time

Some people enjoy DIY home projects. While small projects may be manageable for a person who has spare time on the weekends, large projects require more. If you have a large renovation project, you can save time, and money, by hiring a home renovation builder.

You’re Hiring A Home Renovation Team

Professional home renovation

Unless you have a large number of people who are willing to give up their weekends to work with you, you’re probably doing many DIY projects alone. When you hire a home renovation builder, you’re hiring a team.

A home renovation builder has a team of workers that complete most of the construction tasks. They also have a network of subcontractors, like electricians, plumbers, and HVAC specialists, that they work with.

You’re Paying For Experience in Home Renovations

The home renovation builder you hire should have experience with making renovations and repairs. You can get references or check them out online or with the Master Builders’ Association. When speaking to the company representative ask about their past work and about their business.

Having a person who has experience with making renovations will help to eliminate any of the problems that might arise. They will know which tweaks will work and how to adjust the plans when things go wrong. An experienced builder will also know about which permits are needed and ensure the new structure is built to code.

The Home Renovations Builders Are At Work While You’re Working

If you are a weekend building warrior, then your project is a part-time venture. When you hire a builder, they work on your home, while you’re at work. They can do more in one eight-hour day, than you can in one weekend.

By hiring a builder to complete a renovation, you can free up your weekends to do the things you enjoy, spend time with your family or hang out with your friends. The builder will create the structure you want, without you having to lose sleep and your free time.

The Home Renovation is “Move-In-Ready”

When a builder completes a renovation, it is move-in ready. All you need to do is add the furniture and decorations. The builder will complete the wall covering, painting and flooring. This will save you time and might save some money.

Painting alone can take hours and you have to deal with fumes and you might not get the results you wanted. A professional builder makes sure you are satisfied the results. They make sure to build, remodel or renovate your structure based on your plans, ensuring that every detail is covered.

It Pays To Hire a Grey Lynn Home Renovations Builder

There is a certain sense of satisfaction some people get from completing a DIY project. However, for some projects, the time and money you’d have to spend, are not worth it. Before you start your next big project, call a builder and ask for a quote. You may be surprised at how affordable some renovation projects are. In the end, hiring a builder may be the best way to get your project complete and free up some of your time.

Ponsonby Villa Renovations Builders

Why Specialist Restoration Experts – Ponsonby Villa Renovations Builders?

It is an exciting time when you buy an old Ponsonby villa. You image renovating the building to turn it into a fabulous looking home and hopefully it can also turn out to be a successful investment. However for many people that honeymoon period only lasts until they discover how much work will have to go into it to making the villa that dream home.

Besides the design and consent process which itself is challenging to say the least, the actual building and renovation is a huge task. It is not like a painting and decorating a room. You have to consider the foundations, any changes to the walls and structure, gibbing the new wall frames, the kitchen and bathroom installation, doing the plumbing and electrical work before you finally get to the decorating. It is a big enough task for a seasoned Ponsonby villa renovation builder like Repair and Restore, but for a keen amateur, however experienced they might be, it is a massive undertaking. This is especially so if they can only work on the job at weekends and evenings. A professional builder might take five or six months to complete a job. Imagine how long it will take you not to mention the pressure on your family.

So the first reason to hire a villa restoration builder is the time factor.

Finding And Managing Villa Renovation Trades

Another major consideration is the surprisingly large number of different types of contractor your will need to carry out a full villa renovation. It is not uncommon to need 15 or more different types of trade. Arranging for all of those to be on site at the right time is a huge task in itself. It’s hard enough for an experienced building and construction manager but for an amateur trying to organise all of that in their spare time is daunting to say the least. And of course, before any of that, you have to identify the various suppliers from the dozens of potential trades people. Then you need to get quotes and arrange contracts with all of them.  A proper villa renovation builder will already have their preferred suppliers who they know and trust. The builder will also know how much to pay for their services and they will also know which company to have on site to co-ordinate with the other workers.

Standard Of Finished Work In A Villa Renovation

The third reason is the level of professionalism put into renovating the old villa to make it a comfortable place that you can call home. Even the best keen handyman or DIY-er does not have the same skill combined with the speed of a person doing the job every day. They simply do not have the time to hone their skills.

So if you want to maximise the value of your villa, you must have a top-notch job which is usually outside the skill level of a keen DIY-er because the finishing touches lack finesse. Bear in mind that the old villa has some unique structural features which require specialist building techniques and skills that most people and even other builders lack. So, why risk damaging the charm that made you fall in love with it and buy the villa in the first place? Given the challenges of old properties compared to newer ones, it is better to find a specialist villa renovation builder like us, rather than one of the many first-rate builders who work on new homes and renovation jobs. A full-time, highly experienced, villa renovation builder is the best answer.

Health and Safety on Villa Renovation Jobs

The new H&S regulations put the onus on the home owner to provide suitable working conditions and assume the liability for any injury. One of the requirements of being a Master Builder, which we are, is that we carry the necessary insurance cover so that we are liable for any damages to the house and the workers. This removes a big headache for many people.

Summing Up Ponsonby Villa Renovations

The dream of a fabulous villa can rapidly evaporate as the stark reality of the huge renovation job emerges. The fastest and most cost-effective way to get a first-class renovation on a villa is to hire a specialist villa renovations builder.  We want you to be satisfied, not just for the quality of the work, but also that we finish on time and to budget unless agreed during the renovation project due to major changes on your part.

So for your peace of mind and a fruitful villa renovation in Ponsonby, please give me a call and I will give you honest advice on the extent of your project.

Top Reasons To Hire A Qualified Herne Bay Villa Renovations Builder

The old villas of Herne Bay and Auckland in general offer an incredible amount of character. It is easy to fall in love with these lovely old homes. They have so much elegance and charm. Unfortunately, however, these types of villas often require extensive renovations in order to bring them up to the standards we expect in the 21st Century.

Given the current market conditions and the standards expected by home owners in Herne Bay, it is important to always hire a professional builder to handle any renovations on your villa. If you try to take on renovations yourself, chances are you will do more harm than good. Oftentimes, working on older buildings like this requires specialised skills and tools that you may not have access to. It makes far more sense to hire someone else to do the renovations instead.

High quality, well-trained villa renovation builders

The best Herne Bay villa renovations builders like Repair and Restore employ trained and skilled carpenters and other trades people. Our staff have undergone professional training and also gained experience working with some of the best builders in Auckland. We are Master Builders and also Licensed Building Practitioners which means that our staff has to undertake ongoing training to retain their certification.

This external accreditation means our skills are always among the best so that we can get your job done right in a timely manner, on budget.

Tony Astle’s testimonial for Repair and Restore on villa renovations

DIY versus villa renovations builders

Major renovations on older houses like these old villas and bungalows are very time-consuming even with expert and specialist villa renovation builders. However, professionals will typically get the job done much faster than you could on your own. In fact, many homeowners who make the mistake of taking on villa renovation projects themselves find that they wind up spending years of their time working on the house. In many cases, they even end up leaving the job incomplete because they run out of money or enthusiasm. By bringing in qualified villa renovation specialists to do the project, you can ensure that it gets done as quickly as possible and that all of the work is done correctly.

No matter how good you are at doing renovations, chances are there is always room for improvement. By hiring someone who has years of experience and training working within the renovation field, any repairs or renovations generally will end up far better than they would if you tried to do them on your own.

Additionally, when you do the work yourself, you may feel rushed to try to complete it within a specific timeframe. This can lead to mistakes by causing you to hurry through the project rather than giving it the attention that it deserves. Unfortunately, any renovations that are done incorrectly or to a lower standard can be very costly in terms of the overall value of your home. This is particularly true in older homes where any renovations that are done need to enhance the historic charm rather than detract from it. A professional carpenter will have the skills necessary to do the work correctly while maintaining the original character of the home.

Project management versus a villa renovation builder

Another option some people consider is to project manage the villa renovation themselves but hiring the various trades services. The thinking behind this is that it will eliminate the profit and some costs of the building contractor.  However it is important to consider the difference between cost and expense.

Certainly there will be a lower expense by eliminating the builder’s margins etc but the cost for this can be huge in terms of your own time and definitely your stress levels.

You have to make sure that each trades service is lined up to arrive when they are needed in relation to the other services. So for example, you don’t want to book your plumber while the foundation or framing work is still being done. Managing one provider can be a challenge but having to manage up to 20 different companies is extremely difficult and stressful.

Summary of the benefits of hiring a Herne Bay villa renovations builder

Investing in an old, un-renovated Grey Lynn villa can be a wonderful opportunity. Unfortunately, however, many homeowners are unprepared for the amount of work that needs to be done on these older homes to get them into great shape again. Rather than being tempted to do the work on your own, or to project manage the renovation, you should consider hiring a qualified villa renovations builder. A qualified builder will be able to get the repairs done quickly without detracting from the original charm and character of the home. In the end, this will help create a warm and welcoming place for you to call home. More importantly, it will also help your home gains value and make it easier to sell it in the future.

For a no obligation consultation, call me on 021 285 1445 and I will give you a fair and realistic assessment of your villa renovation project.

Transform Your Grey Lynn Villa Renovations – A Builder Has Some Tips

Purchasing a new piece of real estate can be a nerve-wracking process at the best of times. But if you have chosen to get an older home, there is often a lot of work to renovate the property and bring it up to modern standards. As a result, it is usually necessary to bring in a specialist renovation company to help you get the property back in shape. So if you need a Grey Lynn villa renovations builder, this article can help.

Some sound reasons that you need to get a specialist villa renovations builder

Good old Kiwi DIY skills

Grey Lynn villa renovations

Restored Grey Lynn villa

There can be a temptation to follow the Kiwi DIY route. As the ad says, “It’s in our DNA.” As the other ad says, “Yeah, right.” DIY on a full house or villa renovation is a huge job and for many circumstances, the do-it-yourself approach can even make the situation worse.

Some people think they can get the work done on their own or with their friends and family. That may be true, but it often takes a very long time to get all the projects completed. Some are started and then never get finished because the job simply becomes too overwhelming. Even if you have people helping you that have done renovation work before, the job will still be quite large.

If you do the work yourself, you will probably need to learn new tasks as you go along. This is particularly true if you have no real experience in renovating homes. The tasks that you will have on your plate are complex. They can cost a lot of money and take a long time to finish. As a result, you are likely to grow weary of the process over time, which means that your work can suffer. In addition, the value of your home could go down as a result of the lack of progress on the property.

The last thing you want to do is to try and undertake a project on your own, only to waste time and money and have nothing to show for your efforts.

Problems hiring a cheap handyman for villa renovations

Almost as bad as the DIY option is to hire the cheapest handyman you can find. Fixing a fence, or mending doors is one thing. Replacing old foundations, ceilings, and changing the internal layout while retaining the look and feel of the old villa is an entirely different issue. A top-class villa renovation demands a much higher skill level than making a few repairs.

Specialist Grey Lynn villa renovations builders

A specialist villa renovation builder is essential to have on your team because they have trained, skilled labour and other industry connections. They know who to work with to get everything done on your property in a timely manner. Your villa may need a substantial amount of work. You may not realise, at the time of purchase, exactly what needs to be done to get your property liveable again.

When you hire a professional villa renovation builder, you can expect that the work on your property will be done in a professional manner. They will give you a quote for the time and you have a reasonable expectation that they will stick to it.

Another reason working with a builder is a good idea is because they have insurance. Therefore, if anything happens to your home during the renovation process, you do not need to stress unnecessarily about the situation. If you try and do the tasks yourself, you likely will not have this type of coverage. For example, if you break a window while you are working, you will have to pay for the replacement with your own money. Incidences like that can really have an effect on your overall budget. If the renovation project damages the neighbours, you will be liable for that. And we know that the construction industry has one of the highest injury records in NZ. Under the new H&S rules, you are liable for any injury unless the service provider has their own cover. A good builder will have their own insurance, which will take care of anything that happens to your property and the workers while they are working on it.

The unique look and feel of a top-notch villa renovations

It is important to remember that old villas have a certain charm about them. The renovation process must be carried out carefully, so that the style and elegance of the property remains even after the changes have been completed. If you try and do the work on your own, you may not understand how to go about this.

Finally, think about working with a builder because of their level of expertise. They can walk through your property and help you determine which projects need to be attended to. When you know what needs to be prioritised at your property, you can take care of the most important jobs in a timely manner. As a result, you don’t have to struggle through the renovation process and constantly second guess yourself on the work that you are doing. You also understand what you can expect to get out of the process.

A specialist Grey Lynn villa renovations builder is the way for a successful project

Purchasing an older Grey Lynn villa is the right choice for many people. However, it is important to be aware that some renovation works will be necessary and it is not always a good idea to try and undertake these tasks yourself. This is particularly true if you do not have a background in construction, because you do not want to make a mistake that compromises your new home. If you decide to work with a builder, you will be amazed at how quickly and professionally the work gets done on your property.

Call me on 021 285 1445 and I’ll be happy to give you an estimate for renovating your villa.

Finding The Right Auckland House Builder

There are very many advantages to building a house as compared to buying one that has already been built. With a purpose-built house, you get to choose how the house will be built. The components usually incorporate many of the popular modern designs elements and new features in the market. Resale is much better since most of them are usually built in areas of expansion.

It can also be very rewarding personally to take on such an active role of designing and building the house that you dream of. It can however be difficult for you especially when it comes to finding a house builder who will do a great job. There are therefore a number of things that you will have to consider.

First of all, you will have to decide on the type of house that you want to build. The type of land and area can turn out to be quite restrictive, so you should put it into consideration. If the house builder employs the help of an architect, this will be very beneficial to the designing of your house. Before you hire the house builder, you should ensure that he or she is skilled in all the aspects of building houses.

You should also ensure that the builder has the enough experience or is one who specializes in the kind of house that you want for yourself. Types of building vary greatly and thus it would not make any sense to hire a builder that specializes in renovating old houses to build you an ultra-modern house. You can get a list of the projects that the person has worked on in the past just to be sure.

It is also important that the builder has experience in the area that you want to build. If your builder is familiar with the buildings built in established developments, but your house is to be set up in an isolated area, you are likely not to get the results that you may be hoping for. For a builder to make a house in an isolated piece of land, he needs to be aware of the environmental conditions of the area and any pitfalls that he might come against.

While searching for the right builder, you will need to check on the references of potential builders. Past customers are the best way to find out whether your builder does a good job. You should ask them if the house they requested was built fully to their expectations and everything in the house is working properly. You should also ensure that the builder has been in the business for a long while and has a good reputation.

Another thing that you will have to confirm is that the builder is financially sound. It would be very bad for you if your builder went bankrupt in the middle of the project. This is because you will have to find someone else to finish your house and that will definitely cost you more money. Since you will be spending a lot of time with the builder, ensure that you are comfortable interacting them. It is vital since it will build trust between you and your builder.

The Benefits of Hiring an Auckland Villa Renovations Specialist

Renovate Auckland villa

Before renovation

Old villas are beautiful structures with a lot of history. You may be tempted to purchase one but are concerned about the amount of renovations needed to help the property become a home. Villa renovation specialists are available to tackle this job. They know what to do in order to restore the house. They also know what NOT to do to ensure that everything goes smoothly during the renovation process. When you hire a villa renovation specialist, you get someone that is committed to giving you the property of your dreams.

There are several reasons why a professional is necessary in this situation.

First, hiring a villa renovation specialist builder means that you get a team of highly skilled contractors that will work to get the renovations done as soon as possible. They will adhere to the budget, and since they know what they are doing, it is unlikely that any costly mistakes will occur in the process. If you attempt to do the work on your own, it will take a long time, even if you enlist your friends to help you. In addition, issues could crop up that delay the process even further. This happens often with old villas, because there are a number of problems below the surface that you can’t see until you start work on the home.

In addition, when you hire a trained and skilled renovation builder, you get top-quality work. You may think that you and your friends will be able to pull off the same results, but the truth is that a contractor has the skills and education necessary to handle a job like this. Because this is his work, he has the opportunity to enhance his skills on a regular basis. He is also good with budgets and can complete the work within certain deadlines. If you find a good person to work with, he can take an old dilapidated building and transform it into a gorgeous villa. It will look like it did when it was first built!

villa renovations Auckland

Villa after renovations

Hiring a villa renovation specialist is also a good idea because if they cause any damage, they are the ones responsible. If you cause damage, obviously you have to pay for it, and that could add up to a lot if you are not familiar with the renovation process. A builder, in contrast, will fix his error at no cost to you.

Finally, work with a villa renovation specialist because the builder is trained to know what areas of the home to target. He understands what the effects of the renovation will be on your property and will be able to guide you toward the necessary repairs. Often in old buildings the most important work that needs doing is hidden beneath t e surface. It is not just a case of putting in a new kitchen and a coat of paint.

Buying an old villa is a wonderful feeling. However, avoid doing the renovation work yourself and instead hire a professional villa renovation builder.

There is no doubt that older homes must have a certain amount of maintain over the years. Often the home owner can manage these DIY tasks with ease. However, if you decide that you need some major work done, then you will need to hire a specialist house renovations builder.

Auckland house renovationsFor those who have recently bought or inherited such a home, they probably want to get started on the renovation work right away. They will want to make the home as modern and comfortable as possible, so that it will be a great place to enjoy with their family and friends. This is the case if they want to move in, or rent it out.

Adding extra rooms, replacing old wooden framing, installing a new kitchen or bathroom are huge projects which will take an expert a few months to complete. A keen DIY-er working at weekends will take a year or even more. With such a large renovation, the issue is that the amount of work needed is too great for the general DIY project. There may be hidden flaws that are not seen at first glance, and these things generally require a professional to deal with them. You can certainly do some of the smaller jobs yourself, if you have the skill and the money to do it. One other very good reason to hire a professional is that it gives you the free time to deal with other issues. For example, you will want to work out decorating colours and materials but if you are stressed over installing new plumbing, your mind won’t be able to concentrate on the visual aspects f the renovation. This can be done while the builder and his team take care of the major work around the home. It is a good idea to take a look each day and ask about the progress, but this will also let you spend time with your family and friends.

Other Advantages of Hiring an Epsom Home Renovations Builder

Another important benefit is that with a team of specialist renovation builders, they can buy the materials and products at a far reduced price than you will be able to. These prices are not open to the general public, so you can save money by doing it this way. The builder that you hire will have a range of contacts in the business, and this means he will know the contractors that can get things at a cut-price fee. He can also negotiate prices as he can buy in bulk, and use the other materials for other projects he is working on. The builder will probably be able to save you a great deal of money by working in this fashion. This is something that you should take in to account when thinking about the next step.

When you hire a specialist Epsom home renovations builder for your home, you can gain a huge benefit. You can have your home transformed in to a modern and comfortable one, and it will become a place you love without the hassles and grief of carrying out the arduous work.

Tips On Finding The Right Auckland House Renovation Company

Finding the best house renovation building company in Auckland is not the easiest thing to do, and it may take you months before you find the right company to do business with. However, there are a few things that can help you find the best home renovation building company. Continue to read on to find out how to choose the right renovation company for the project you have in mind.

  1. Steps For Choosing The Right House Renovation Company For Your Project

The first thing you need to do is figure out what type of work you want to have done before you can meet a potential renovation contractor. When you know clearly what you want, it makes it easier to tell the contractor which means that they will know exactly what you expect and they will be able to provide you with proper estimates. This sounds strange but it is surprising how many people don’t really know what they want. This results in delays, cost increases, and frustration.

  1. Always Check The Experience And References Of The Building Contractor

You will have a good idea whether or not a contractor is the right person for the job by checking their experience. A good builder will have a portfolio of successfully finished renovation projects which they will be glad to show you. This will give you a good idea of similar projects they have worked on.

  1. What To Look For In A Good House Renovation Company

Not only is experience important, but a good company should have a few good reviews or testimonials. Check to see if the company you want to hire has references or even video testimonials. These will be a strong sign that the builder is more than competent to handle your house renovation project.

  1. Industry Accreditations

It is important to only work with renovation contractors who are affiliated with Master Builders and other industry associations. This shows not only their standard of work but also gives you protection in case anything happens to the building company or to the project itself.

  1. How Do They Communicate?

How a builder communicates with you is a vital sign. If a builder has poor communication skills, then this can lead to misunderstanding on the project which will probably end up with you spending money than necessary.

  1. Does The Builder Have Ideas And Suggestions?

After a builder visits your house, they should be able to give you some advice and ideas about your project. Their experience will give them insights into practical ideas to implement or just as important, things to avoid. Do not under-estimate their wealth of experience and listen to their advice.

You can give the company a list of questions about your project, as this can help provide the company with clarification on exactly what you need done. A good company will do their best to answer all of your questions and they should be able to provide solutions to your questions and any problems you may think you will have with your project.

  1. The Cost of a House Renovation

The price the company charges for their services is clearly an important issue, so ask a contractor for a ball park figure before you hire them. You can compare three other estimates but do not simply pick the cheapest. By taking into account the other issues above along with the price, this will give you a much better indication of the right house renovation builder for your job. Remember, the top companies don’t charge cheap prices, but you still shouldn’t have to pay a fortune in order for your project to be completed to an acceptable standard. A good company that has the right approach, experience, and workers but charges a higher price might even save you money because of fewer mistakes and reworks. Do though get a firm quotation in writing before signing on the dotted line.

Conclusion on Auckland House Renovation Builders

Renovating your home can take a long time, so be prepared for disruption. However, when you hire a well-respected house renovation building company, then you can rest assure your project will be completed sooner rather than later. If you want some advice on your house renovation project, please call me on 021 285 1445.

Selecting The Right Home Builders in Auckland

Strategies For Selecting The Right Home Builders in Auckland

Home builders EpsomBuilding a new home can be exciting. It can also be an exercise in frustration if you do not choose the right contractors or home builders in Epsom, Herne Bay, Mt Eden, Parnell, Ponsonby, Remuera, St Heliers or whichever suburb you want a house built in. Picking the right home builders is one of the most important decisions you will make during the entire design and build process. We have all heard nightmare stories about rogue or cowboy builders so here are some basic guidelines you can follow to help make this decision as easy as possible.

Define What You Need In Your House Build

Before you speak with potential home builders, it is a good idea to already have an idea of the floor plan, the size, and the price range of your new home. Some builders can build many types of homes, but others may specialise in a certain design or price range. The more clearly you can describe what you want, the easier it will be for the builder to give you a ball-park figure at the outset. Of course, once you get down to details, the house builder will give you a firm quotation but an initial estimate will help you in your selection.

Look For Experienced Home Builders

All home builders were new at one time, but when it comes to building your house, look for a builder with a good amount of experience in building the type of home you want. Do not immediately disregard a new company since many are started by veteran builders or contractors who have gone out on their own.

Check Testimonials Of The Home Builders

A qualified home builder will be happy to provide you testimonials and even pictures of their past jobs. Always take the time to call these references and ask them how they enjoyed the building experience with this contractor. Always ask why a past customer would or would not recommend the builder. The builder and the crew will be on your premises for a few months so you need to feel comfortable with the people involved, especially the foreman or owner. There will be problems during the process so make sure that the person you will be dealing with is a person you feel you can trust and rely on.

Building Industry Accreditation.

Does the builder belong to the local Home Builders’ Association or a similar industry professional group? This helps you determine the level of both their experience and their professionalism.

An easy way to whittle down your list of potential home builders to hire is to see if they are either a Licensed Building Practitioner or a member of the Master Builders Association. This means that the building company uses up-to-date training and is also quality assured. Even better is if you can find a home builder that is a member of both organisations. At Repair and Restore we have passed the rigourous assessment for both of these and are proud members of both.

Check The Insurance.

There can be a range of injuries and damage during a building project. As it is on your property, you may be liable. To avoid this, make sure that the builder has their own insurance coverage and make sure to see a copy of their insurance documents. This should include damage to neighbours too.

An additional benefit for you of us being a member of the MBA is that we have to carry insurance to cover any accident, injury, or damage that may occur during construction.

Guarantees And Service

Home builders Mt EdenHow do the contractors compare with each other when it comes to guaranteeing their work and providing service after the project is completed? All structures should have at least a ten-year warranty and all appliances, components and systems should be new and fully guaranteed. As we are a member of the Master Builders, you can apply to them for a 10-year guarantee. This is backed by the Association so whatever happens, your new house build will be protected.

Resale Value Of Your New Home

Even if you have no plans to sell your house, it is a good idea to check on the resale value of homes by this contractor. This will give you some idea of how well they build and how popular their designs are. They will also be able to advice the types of features that add value to your home and, just as importantly, the ones that do not. This last category often has personal whims that the owners loves which are usually expensive but are often not appealing to potential buyers. A good builder will know what works and what to avoid.

Epsom Villa Renovations – a Challenge, But Worth It

Villa renovations Parnell

The Victorian villas of Auckland’s inner suburbs like Epsom, Herne Bay, Grey Lynn, Mt Eden, Parnell, Ponsonby, Remuera, and St Heliers have a charm and lost elegance which can be brought back to life. However you will need the help of a specialist Epsom villa renovations builder to get the best results for your old property. This post reflects on some of the bigger issues you need to take into account when undertaking a villa renovation project.

If you work with a top-class villa renovations company, you can not only rejuvenate the old building but incorporate some of modern life’s conveniences and efficiencies. Some of the more common features that people look for in a villa renovation include a new kitchen coupled with open-plan living, energy efficient heating and cooling systems plus a new top-notch bathroom. All of this is feasible with great design, good planning and of course outstanding execution of the building project.

Villa Renovations Are Not Easy

Renovating an old Victoria villa or bungalow is not an easy task. There are the obvious issues of the sheer size of the project, installing new walls and a roof to match the style of the original super-structure. But then there are other more subtle issues for example a simple matter of combining the sizes and dimensions of the old materials which will be imperial dimensions and the modern metric sizes. All of these can be a headache for an inexperienced builder. This task must be approach with a lot of thought and planning and the work carried out, when all possible problems are foreseen and solutions found to get over them.

The Villa Renovation Process

You must get planning consent from Auckland Council before you start any construction work. However, this can take some time so you need to plan ahead. If you assume a time of six months and then work backwards, you should be OK.

Before you can submit your request to the Council you need the design and plans for your renovation project. You can handle this in one of two ways:-

  • You can go to an architect who will draw up the design and plans or
  • You can go to a specialist villa renovation builder who will be able to recommend a good designer for you.

The second option is often the better way to go because the builder will be able to give you guide prices before you set your heart on a grand design that you ultimately cannot afford. So talk to a specialist builder about villa renovations in your area.

Also, when you bring in a builder at the start rather than an architect, they will be able to tell you more details about the stability and general condition of your old villa or bungalow. For example, is the floor springing or sloping? This will tell the builder if there has been movement in the ground which will certainly add to the renovation costs for your villa. Again, this will give you a guide towards the overall cost and might determine whether you can add the flash bathroom or not.

Costs For Villa Renovations

It is better to know at an early stage the possible hidden costs rather than get hit with a big bill at the end or part-way through the building programme. That way you can include any hidden structural costs in your budget including any loan you might need to apply for.

Retain The Character After Your Villa Renovations

One of the main reasons people buy an old villa is because of the charm and elegance of these old homes. So to get the maximum enjoyment and on-sale value, it is imperative that you and your builder respect and retain that original charm while introducing all of the new amenities that you are looking for. This can only be achieved by a builder who is a villa renovations specialist. A builder of modern town houses which are almost kit-sets these days simply will not have the eye or the knowledge to bring your old villa back to its glory.
